Why Buy in Ericeira

Ericeira's property market has been one of Portugal's best-performing investments, with prices growing an average of 10% annually over the past decade. What was once a sleepy fishing village with cheap real estate is now one of the most sought-after coastal towns in Europe - yet prices remain a fraction of comparable spots in the Algarve, Cascais, or anywhere in Southern France or Spain. Buyers who got in five years ago have already doubled their investment.

The demand drivers are structural and they're not going away: limited buildable land (cliff-top coastline and protected zones), growing international interest from surfers and remote workers, proximity to Lisbon (35 minutes from the airport), and Portugal's favorable tax and visa regimes for foreign buyers. Combined with strong short-term rental yields of 5-8%, Ericeira is one of the best real estate investment opportunities on the European Atlantic coast.

Newly constructed luxury villas with sea views, private pools, and high-end finishes. The top of the Ericeira market - €1-5M+ depending on location, size, and ocean exposure. New developments in Urbiceira and along the coast are setting new price benchmarks. Architecturally designed, move-in ready, and in extremely limited supply.

The most liquid market in Ericeira. New-build apartments in the center or near the coast range from €250K for a 1-bed to €500K+ for a 3-bed with ocean views. Older apartments in the historic center are cheaper but often need renovation. T1 (1-bed) to T3 (3-bed) are most common.

Renovation Projects

Old fisherman's houses and village townhouses in the historic center occasionally come to market for €150-300K. Most need full renovation (another €100-200K). The results can be stunning - whitewashed walls, original tiles, ocean views from the terrace. High effort, high reward.

New Development

Urbiceira

New luxury villas on Rua General Humberto Delgado. Premium build quality in the heart of Ericeira, walking distance to the center and the coast. For buyers who want high-end new construction without leaving town.

Walkable

Town Center

The historic core around Praça da República. Walking distance to everything - restaurants, bars, the harbor, and the Reef surf break. Premium prices but you won't need a car. Best for: full-time residents who want the village lifestyle.

Value

Santo Isidoro

Villages inland from the coast, 5-10 minutes drive. Significantly cheaper - up to 40% less per square meter. Larger properties with land. You trade walkability for space and price. Best for: families, people who want a garden, or investors.

04 - Buying Guide

How to Buy Property in Portugal

NIF (Tax Number) - First step. You need a Portuguese tax number (NIF) before you can buy anything. You can get one through a local accountant or fiscal representative. Takes a few days.

The Process - Typically: make an offer, sign a promissory contract (CPCV) with a 10-20% deposit, then complete at the notary (escritura) within 2-3 months. Total transaction costs (IMT tax, stamp duty, notary, registration) run about 7-8% of the purchase price.

Mortgages - Portuguese banks lend to non-residents, typically up to 70% LTV at variable rates tied to Euribor. Realistically the process takes 4-6 months - Portuguese banks are slow, bureaucratic, and will ask for documents you didn't know existed. Having a Portuguese bank account is required. Start early and be patient.

Golden Visa - Portugal's Golden Visa program no longer covers residential real estate purchases (as of 2023). However, commercial property and fund investments still qualify. Consult a local lawyer for current requirements.

Portugal's largest property portal. The most listings, including from private sellers. Search for Ericeira, Mafra district. Filter by T1/T2/T3 (number of bedrooms). The first place to start.

International

Portugal Sotheby's

Premium properties and ocean-view villas. Higher price bracket but curated listings. They have an office in the Ericeira/Mafra area. Good for €500K+ budgets.
