A.
The BOCA National Property Maintenance Code, 1996 Edition, as published by the Building Officials and Code Administrators International, Inc., is hereby adopted by the City of Glasgow, Missouri, as the code establishing the minimum regulations governing the conditions and maintenance of all property buildings and structures; by providing the standards for supplied utilities and facilities and other physical things and conditions essential to insure that structures are safe, sanitary and fit for occupation and use; and the condemnation of buildings and structures unfit for human occupancy and use and the demolition of such structures.

The provisions of this code shall not preclude the enforcement of the City's unsafe buildings ordinance, Chapter 505 of the Code of this City. The Building Inspector and City Attorney may elect to use the provisions of either or both ordinances, as may seem appropriate to such official in an individual circumstance.

The Mayor of the City of Glasgow shall send a thirty-day warning letter to any person in violation of this code, as a precondition to any prosecution for violation of this code. The letter shall provide a specific description of the alleged violation of the code, shall include a specific statement of the maintenance required to abate the violation, and shall give the person a period of at least thirty (30) days from the date of the letter to bring the property into compliance with the code.

The BOCA National Property Maintenance Code is amended and revised in the following respects:
a.
Section PM-101.1 (page 1, second line). Insert "City of Glasgow, Missouri."
b.
Section PM-106.2 (page 2, third line). Insert "five hundred dollars ($500.00)" in two (2) locations.
c.
Section PM-106.2 (page 2, fourth line). Insert "ninety (90) days."
d.
Section PM-204.15 (page 11, first and second lines). Insert "July 1, 1997" in two (2) locations.
e.
Section PM-602.2.1 (page 17, fifth line). Insert "July 1, 1997."
f.
Section PM-602.3 (page 17, third line). Insert "July 1, 1997" in two (2) locations.
